Renting a Birchwood Home 

Birchwood does not directly handle the rental/lease agreements for homes within the community. 

To access the amenities of the Association, Renters must complete the Registration and House Account forms and pay the Association Access Fee.

The Access Fee is a use fee for our facilities and amenities. This Access Fee is optional for those renting within the community. Renters are not "guests" of the homeowner and may not be signed up as a guest by a homeowner. If renters do not pay the Access Fee and obtain a Renter Card, they do not have privileges to use the Birchwood amenities.

Renting Requirements  
 
 Renters and lessees of dwellings may use all the Common Properties subject to the rules and charges established by the Board of Trustees.
In the event of a rental or lease to more than one person, the privilege of using the Common Properties will be extended to only one such person and that person’s spouse and children under the age of 21.
Guests of the renter or lessee may only use the golf course in the company of the renter or lessee or their spouse.
During the term of the rental or lease, the Voting Member and the Voting  Member’s family are not entitled to use the Common Properties, except as a guest of a member.
The Voting Member is liable for any unpaid charges, fees or fines incurred by the renter or lessee.

Renters & Lessees are subject to the Renter Rules & Regulations, as from time to time amended   
 

One Access Fee is available per dwelling, no exceptions will be made.
Access Fees (non-refundable) for a maximum of six Rental Guest Cards are as follows:

  • In Season (May 1 - September 30) $750.00 
  • Off Season $250.00
